Delvixoza provides professional coordination services for new building communities during their first year following handover from developers. Our services include but are not limited to:

• Assembly organization and facilitation
• Warranty management and tracking
• Administration transition coordination
• Committee formation and training
• Legal compliance framework establishment
• Communication infrastructure development

Specific service details are outlined in individual service agreements with clients.

3. Service Engagement

3.1 Consultation and Proposal

Initial consultations are exploratory and create no binding obligations. Following consultation, we may provide a detailed service proposal outlining scope, deliverables, timeline, and pricing.

3.2 Service Agreement

Our coordination services are provided under separate written service agreements that specify terms, conditions, deliverables, and compensation. These Terms of Service supplement but do not replace individual service agreements.

3.3 Engagement Period

Our standard coordination engagement spans twelve months from the date specified in the service agreement. Early termination provisions are outlined in individual service agreements.

4. Client Responsibilities

Clients engaging our services agree to:

• Provide accurate and complete information about their building and situation
• Grant reasonable access to building documentation and stakeholders
• Respond to requests for information in a timely manner
• Participate in scheduled meetings and coordination activities
• Compensate Delvixoza according to agreed terms
• Implement recommendations within the scope of their authority

5. Limitations of Service

Our coordination services do not include:

• Long-term property management or administration
• Legal representation or legal advice
• Financial auditing or accounting services
• Engineering or architectural consultation
• Direct management of vendors or contractors
• Resolution of disputes between individual owners

We coordinate governance processes but do not replace specialized professional services when required.

6. Intellectual Property

6.1 Our Content

All content on this website, including text, graphics, logos, and software, is the property of Delvixoza and protected by Chilean and international copyright laws. You may not reproduce, distribute, or create derivative works without our written permission.

6.2 Client Materials

Documentation and materials created during service delivery become the property of the client upon completion of engagement and full payment. We retain the right to use anonymized examples for training and marketing purposes.

7. Confidentiality

We maintain strict confidentiality regarding client information and building-specific details. We do not disclose client information except as required by law or with explicit client permission. Clients similarly agree to maintain confidentiality regarding our methodologies and proprietary processes.

8. Limitation of Liability

To the maximum extent permitted by Chilean law:

• Our liability is limited to the fees paid for services during the engagement period
• We are not liable for indirect, consequential, or punitive damages
• We are not liable for decisions made by building committees or owners
• We are not liable for actions or omissions of third-party service providers
• We are not liable for outcomes resulting from client failure to implement recommendations

Nothing in these terms excludes liability for fraud, gross negligence, or matters that cannot be excluded under Chilean law.

9. Professional Standards

We provide services in accordance with professional standards applicable to coordination and consulting services in Chile. We exercise reasonable care and skill but do not guarantee specific outcomes, as building community success depends on multiple factors beyond our control.

10. Dispute Resolution

10.1 Governing Law

These Terms of Service are governed by the laws of Chile. Any disputes arising from these terms or our services shall be subject to the exclusive jurisdiction of the courts of Antofagasta, Chile.

10.2 Informal Resolution

In the event of any dispute, we encourage clients to contact us directly to seek informal resolution before pursuing formal legal action.

11. Website Use

11.1 Acceptable Use
